About the project

Two apartments in the Neugraf residence in Prague's Smíchov, owned by the Future X1 fund, each offer 90m² of space in a 3+KK layout with two bedrooms, accommodating up to six guests. Both apartments feature a private balcony and a garage space.

Initially, they were equipped with only a kitchen and lighting, but we fully furnished the interiors within four weeks. This process included visualisations, a detailed implementation plan, and final implementation oversight. Thanks to our exclusive partnerships, the fund's investment in furnishing both apartments was just 900,000 CZK, despite targeting the premium accommodation segment. The distinctive and expressive interiors make these apartments highly attractive on accommodation platforms.

Challenge

Given the location outside the centre, which is highly touristy, the main challenge was to furnish the interiors and design a business strategy so that these offers could compete with offers in a more central city location through their earnings.

Our solution

Together with experienced designers, we furnished the interiors to meet the needs of a broader range of guests (in our case, mainly business travellers) and to stand out on accommodation platforms. The proposed business model based on adaptive occupancy for tourist and medium-term rentals allowed us to achieve high occupancy and RevPAN despite the less attractive location of the apartments.

Conclusion

Even though the Neugraf project apartments are similar, each requires a unique rental strategy to maximise returns. Our adaptable approach tailored each property to the most suitable rental type based on the current market, achieving optimal returns for both. Despite differences in occupancy and RevPAN, net earnings are comparable. Exceptional guest satisfaction in the Grafická apartments has persisted since November 2022.
